No I didn't live in that particular house. I know for a fact that flood waters have been in the house you are looking at even before the current owners have owned the property.Water and sewer rates are the highest in the county.Depending on how much you pay for the property your savings will definitely be affected by your insurance rates as others have stated.Greatest flooding there in modern years was in June 1972 when Hurricane Agnes came through the area. I have lived on Mill Street myself and have seen it flood many times.I actually know the owners of that particular property you are looking at.Unless you live on Rapho Street, Rambler Road, or Orchard Lane you need a sump pump period.Most of the Southern end of Manheim from where the firehouse and Turkey Hill is in a flood plain. The entire area of Manheim Borough where you are looking at is in a flood plain.While some of your questions have been answered by others I would like to piggyback on some of it since I have actually lived on Mill Street in the past and am quite intimate with the borough. Everything in the basement is raised off the ground, but obviously we still need to be conscientious of water damage, mold, and other water-related issues.
